Arrived on site found three year-old Mitsubishi condenser with two head units found communication fault error on outdoor control board hard reset outdoor condenser communication fault was eliminated and did not come back for 30 minutes of operation. Inform customer of potential causes system is running as intended and functional at this point with no error codes we will call tech-support on our maintenance on Wednesday just to notify the manufacturer of the issue and see if there’s any further testing they would like to have done. Dispatch did not quote the dispatch fee or apply it to the invoice so there is no charge for this evening‘s visit.
Arrived on site for maintenance on a 26 year old Amana R22 AC system. Inspected condenser coils and evaporator coils and sprayed with coil cleansing spray. Both evaporator and condenser coils are very rusty and corroded in several spots and not in great condition. Inspected blower motor and tested blower bearings. Blower bearings are starting to loosen, and the blower capacitor is reading outside of tolerance, both indicating that the blower is ready to fail. Inspected wiring and electrical. Tested capacitor and contactor. Measured temperature split, and was only getting a 7 degree delta T. Homeowner said that the system does seem to struggle to keep up and takes a while to get to temperature. Put my gauges on the system, and found that it was low on charge, meaning there is a leak somewhere in the system. I have provided options for repairs for this system as well as leak search options. No Ac second floor -arrived to home for issue with ac system on second floor -customer explained it hasn’t been running great for awhile and he noticed the other day ice build up on the pipe outside -went to second floor and called for AC and checked delta T -system runs with a delta T of 5-6° -went to outdoor unit and found system is low on R22 refrigerant -explained to customer issue with system and best options -customer wants pricing to replace system, and also replace the 1st floor as they are both 30 years old -provided customer with repair options for comparison -at this time system is off as it is not cooling and a field supervisor should be here tomorrow at 12pm
Arrived on site for maintenance on a Utica oil fired boiler, and a maintenance on a Mitsubishi heatpump system with 1 ducted unit, 1 minisplit head, and 1 condenser. Inspected condenser and evaporator coils and sprayed with coil cleansing spray. Found that the external drain pan was almost full of water, but internal drain pan was not. Inspected internal drain pan for cracks and did not see any. Tested drain and cleared p trap, everything is draining properly. There was a large spot on the refrigerant pipe that was missing insulation. This water in the external drain pan is likely due to condensation forming on this spot and dripping down into the pan. Homeowner had some extra insulation so I patched up the spot to prevent it from condensating and dripping down again. Inspected blower wheel and wiring and electrical to ensure they did not get wet.
